How To Avoid Foreclosure
I am a Real Estate Broker that specializes in the handling of short sales. I am very familiar with the foreclosure process in this area, and can assist you in looking at all the options, some of which may include your being able to stay in your home, or at least delay the process to give you more time to search for a solution. The presentation on the right features some of the clients I have stopped from going into foreclosure at NO cost to them. By doing a short sale opposed to letting the bank take your home in foreclosure you have the following benefits through me:
You pay zero. No upfront fees/ no cash at close
You have legal representation every step of the way, during and after the closing at NO cost to you.
In most cases my clients have closed with "no deficiency judgment" against them. (this is the amount you are short at closing) After the bank takes title of your home you no longer have this negotiating power and ALL liens against you remain collectable debts.
Less effect on your credit rating, and guidance to get your credit repaired after close.
The lender is only interested in getting their money, and if you are dragged through the foreclosure process you will receive nothing from the sale. You will still be responsible for the deficiency judgment (the difference between the sale amount and your mortgage amount to ALL lenders), it will destroy your credit, prevent you from getting a new mortgage, and will affect you and your family emotionally, not to mention financially for years to come.
These homes featured in this slide show are homes, “in this area”, that I have stopped from going into foreclosure. I would be glad to let you contact any of these homeowners on request. If you are interested in getting out of this situation, I invite you to call me today at 704-771-6787 so we can set up a time to get together to discuss your options in more detail. I will be able to take care of all the transaction details and closing expenses, at no cost to you. That would stop the foreclosure, minimize the effect on your credit, and I can even provide assistance in finding you a new home in which to start over.
Either way, please call me right away. Don’t lose your home because you are too ashamed to ask for advice. The worst thing you can do is nothing, as the clock may now be ticking, and if you ignore the situation, you could lose your home and possibly be evicted. I look forward to hearing from you so we can talk about your options and work through this together.
Sincerely
Terri Lombardo
